It doesn’t matter if you’re in Bering Springs or Bridgman or any area around southwest Michigan; the methods used to find a good tenant are really the same. Today, we’re sharing some of the things you need to do when you’re seeking the best renter for your property.
Property Condition
The first thing you want to think about is how your property looks. A well kept and clean property will usually attract tenants who are also well kept and clean. Make sure the home looks like it is in good condition and you’ll get well qualified people interested.
Online Advertising
Advertising online is important. In today’s market, most people who are looking for properties to either rent or buy are online. You need to have a good online presence. Make sure the property is out there so people can find it.
Good Business Practices
There are also some basic business things that can help you find a good tenant. Always return calls in a timely manner so you don’t lose potential tenants to someone else who gets back to them quicker. Charge an application fee. If you don’t, people will fill out applications and you’ll find out later that the tenant wasn’t very serious about renting your property. When you charge $20 or $40 or $50 as an application fee, you can be sure they are serious. It also produces a little income for you.
Tenant Screening
Run the application and do a thorough tenant screening. This should include running credit, income verification, criminal history and rental history. There are seven different things we screen for at RPM. This is the most important part of the process and the area that landlords who are managing on their own will often skip. It’s not a good idea to avoid tenant screening.
Regular Inspections
Conducting periodic rental inspections while the tenant lives in your property is a good way to ensure your tenants are continuing to perform properly. The tenant will know that you’re going to be in the property every three or six months. It gives them some accountability and also allows the owner of the property to see how well the tenants are taking care of it.
