Curb Appeal
Curb appeal is important because it creates a tenant’s first impression. When someone pulls up to the house or approaches the apartment, you want them to want to live there. The outside of the property needs to be picked up and attractive. There are lots of landlords who don’t want to spend a lot of money on the property when they are renting it out, and that’s understandable. However, keeping your lawn mowed and the yard looking good will pay off in increased rents.
Interior
Inside, the house should be in good shape. You want to make sure everything is working and clean and looking good. Some of the cheapest and easiest things you can do to make the house more attractive include applying a fresh coat of paint to the walls and making sure the carpet is clean and in good condition. It’s also important that the inside of the house smells good. If your property smells like smoke or pets, it’s going to be a turnoff to potential renters. You might have a non-smoking property, but if a tenant began smoking inside, it’s going to be hard to remove that smell. There are companies and resources we use in order to get rid of difficult odors. Such a service is not terribly expensive and it makes a huge difference when you’re looking for a new tenant. Trying to rent out a property that smells like smoke is really hard to do.
We can go through a whole list of things you can do to ensure you’re getting top rental prices and attracting great tenants, but the most important thing you have to do is ensure people will have an emotional connection to the property when they arrive. They have to be able to imagine themselves living there and they have to want to rent it. The best way to do that is to ensure it looks great inside and out.
